What we are

Leicester Fire Risk Assessment is an enquiry service. We are not a fire risk assessor. We pass your enquiry to a local fire safety firm and they contact you directly with a quote.

We publish plain reference material on fire safety duties in England and Wales, organised by the area of Leicester, Leicestershire and Rutland you are in, and we take enquiries. That is the whole service.

What we are not

  • We are not a fire risk assessor, consultancy or contractor.
  • We do not attend site, inspect anything or write assessments.
  • We hold no BAFE, NICEIC, IFE, IFSM or other accreditation, and claim none.
  • We do not set the price. The firm that contacts you does.

Where the legal content comes from

Every statement of law on this site is written against a named instrument — the Fire Safety Order 2005, section 156 of the Building Safety Act 2022, the Fire Safety (England) Regulations 2022, the Housing Act 2004, ACOP L8 — and the standards that sit under them, such as PAS 79, BS 5839 and BS 8214. Each page names the ones it relies on and the date it was last checked against them. We recheck quarterly, and sooner if the law moves.

We do not cite instruments we have not read, we do not publish figures we cannot support, and we do not claim qualifications we do not hold. Where a page gives a price, it is a guide band for this area and it says so.

How we are paid

Fire safety firms pay us for enquiries, or rent the site. You pay us nothing, and the price you are quoted is a matter between you and the firm. We would rather say that plainly than have you work it out later.

Check the firm before you appoint them

Fire risk assessment is not a licensed activity in England, so anyone may offer it. The Fire Safety Order requires the assessment to be carried out by a competent person, and the duty to make sure of that stays with you. Before you appoint anyone, ask for:

  • their relevant qualifications and experience with your type of building;
  • professional indemnity insurance, and the limit on it;
  • third-party certification such as BAFE SP205, or membership of a professional body;
  • a sample assessment, so you can see what you are actually buying.

A good assessor will hand these over without being pushed. If a firm we introduce you to will not, tell us and we will stop sending them enquiries.
